Well inland from the beaches, the afternoon sea breeze that keeps an island deck bearable mostly gives out. A Summerville patio in July gets full sun, still air, and heat coming back up off the pavers. People stop using the yard, not because it is ugly, but because nobody wants to sit on it between two and seven.
The layout of a lot of Summerville homes makes it worse. Many newer builds, in communities like Nexton and Cane Bay and across the area, come with a small covered porch and a patio that extends well past it, often right outside a wall of sliders. Width, projection,
and which way it faces.
The compass does most of the work. A patio facing north or east is shaded by the house for much of the afternoon and needs a modest awning. One facing south or west takes the full afternoon sun, and the shade from a short awning falls against the wall instead of across the table. Those patios need more projection, and sometimes a shade screen on the open side for the last hour of low sun.
We measure the wall, check what is behind it for mounting, and note where the chairs and grill actually go. On many new builds, the best mounting line is the band just below the second-floor windows or the soffit above the slider. On a single-story ranch, there may be room only for a soffit or roof mount. Storms, pollen,
and humid nights.
Afternoon storms. Summer thunderstorms here tend to build in the heat of the afternoon, often with a burst of wind ahead of the rain. That gust is what damages awnings left out. A wind sensor on a motorized awning retracts it automatically, which matters most on the days you are at work and the awning is still out from the morning.
Pine pollen. Every spring a yellow film settles on everything outdoors. It rinses off acrylic fabric with a hose, and keeping the awning rolled up during the heaviest weeks keeps most of it off. Pine needles collect in the front bar and on top of the housing, so brush those out a few times a year.
Humidity. Let the fabric dry before leaving it rolled up for days. Solution-dyed acrylic resists mildew, but a wet roll in August is still asking for trouble.

HOA, or all three.
A Summerville mailing address does not tell you who reviews your awning. Start with where the house actually sits.
- County and town limits. The Town of Summerville lies mostly in Dorchester County and reaches into Berkeley and Charleston counties. Nexton’s own FAQ notes that apart from some commercial areas near Nexton Square, the community is in Berkeley County rather than the Town of Summerville. Cane Bay is in Berkeley County as well. Whether a permit is needed, and from which office, depends on that answer, and ShadeCoast handles it either way.
- HOA review. Most planned communities review exterior changes, and an awning’s fabric color, size, and mounting location are the usual questions. In Sanctuary Cove at Cane Bay, for example, any exterior change needs an ARB application. We supply a drawing, the specs, and fabric samples to submit.
- Downtown historic district. The Town’s Board of Architectural Review covers exterior changes in the Downtown Historic District, and a Certificate of Appropriateness is required before work starts. Awnings are handled as a minor certificate that Town staff can approve. The district’s design guidelines say awnings are not usually appropriate on the front of a house, may be appropriate on a rear elevation, and on masonry should be fastened through mortar joints rather than the brick itself.

What decides
the price.
Every awning is built to order, so we quote after measuring. These are the variables:
- Width. Wider awnings need more fabric and a longer frame, and past a certain width, two awnings side by side.
- Projection. Longer arms cost more and need a stronger mount. A west-facing patio usually needs more projection than an east-facing one.
- Motor or hand crank. Motorized costs more than an auger crank. A wind sensor, remote channels, and integrated LED lighting each add to it.
- Fabric. Hundreds of Sunbrella colors and stripes. Pattern and valance style can affect price.
- Mounting. A clean wall mount into framing is straightforward. Soffit or roof brackets, masonry, or reinforcing a weak wall add labor and hardware.
- Power. The motor plugs into a standard exterior outlet. If there is none near the mounting spot, one needs to be added.
