No-see-ums off the marsh at dusk, a west sun that makes the porch unusable from three to seven, a February evening that would be perfect with a windbreak, and a tropical storm watch in September. One motorized screen system handles all four, and it disappears into the ceiling or the columns when you do not need it.

We carry eight fabric varieties — from Nano 95/97 and Specialty AME 97 to Dim Out 99 and Textilene 80/90/95 — each with a different openness factor so you can dial in the exact balance of light, view, and shade you want.
The motors are concealed in a discreet header, and the entire system is finished in a powder-coated marine-grade casing. Especially powerful on south- and west-facing exposures where afternoon heat builds up.

- Marsh-front porches — James Island, Johns Island, and West Ashley homes on the creeks get no-see-ums in numbers. Fine 20/20 mesh stops them without blocking the breeze or the view.
- West-facing decks — Mount Pleasant and Summerville subdivisions with an afternoon sun problem use shade mesh that blocks up to 99% of UV and drops the deck temperature noticeably.

Motorized porch screens vs. a fixed screened porch. A fixed screened porch is screened all the time, including the spring and fall days when you want the open air. Retractable patio screens give you both: open on a clear morning, closed when the no-see-ums come off the marsh at dusk or the west sun gets low. They can go on a porch that is already built, without reframing it.
Historic districts and HOAs. On the peninsula, visible exterior changes in the historic districts can require review by the City of Charleston Board of Architectural Review. Kiawah Island, Seabrook Island, Daniel Island, and many planned neighborhoods have their own design review. The header is painted to match the trim and the screen disappears when raised. Check with your board before ordering; we can supply the product details, colors, and dimensions the application asks for.
Salt and pollen. Near the harbor and the front beach, rinse the mesh and tracks with a garden hose to clear salt. Do the same after spring pine and oak pollen, and keep the side tracks clear of needles and leaves.

What is a motorized retractable patio screen?
A motorized screen is a mesh panel that rolls down from a discreet housing at the touch of a button and disappears completely when retracted. It turns a patio, porch, deck, or lanai into an enclosed room without building walls.
Do motorized screens keep out no-see-ums?
Yes, with the right mesh. Standard insect mesh stops mosquitoes; a tighter no-see-um mesh is available for coastal properties where the smaller biting midges are the problem.
Can motorized screens be used on a porch as well as a patio?

What happens to a motorized screen in a storm?

Often, yes. Visible exterior changes to properties in the City of Charleston’s historic districts can require Board of Architectural Review approval, and communities like Kiawah Island, Seabrook Island, and Daniel Island have their own architectural review. Are retractable patio screens better than a fixed screened porch?
It depends on how you use the space. A fixed screened porch is always enclosed. Retractable patio screens roll up out of sight, so the porch is open on a clear spring morning and screened at dusk when the bugs come out. Stack clear vinyl or a shade screen in the same header and the same porch works in more seasons.
Will salt air hurt motorized screens on Isle of Palms or Sullivan’s Island?
The housing is a powder-coated, marine-grade casing built to live outside on the coast. Close to the ocean, rinse the mesh and tracks with a garden hose to clear salt, check the side tracks for debris, and run the screens up and down at least once a month. We service every system we install.
