A lot of James Island backs onto marsh or a tidal creek, and those are the views people buy for. They also bring the island's real pest: no-see-ums, the tiny biting midges that come off the marsh at dusk and go straight through ordinary window screen.

When a storm is coming, people on James Island and everyone from Folly Beach are using the same few roads to get off the island. The shutters should already be on the house and quick to close.
Marsh-side lots can see high water in a strong storm, but shutters are about wind: keeping glass intact and debris out so the storm cannot get inside the house. Which style makes sense depends on the house:
- Colonial shutters suit a brick ranch. They read as ordinary shutters until you close them.
- Storm panels are the most economical rated option, stored in the garage and fastened to permanent tracks.
- Roll-down shutters handle the big porch and slider openings on a raised house, motorized so they close from a switch.
- Accordion shutters fit balconies and wide doors, and Bahama shutters give everyday shade to windows facing the water.

Town, City, or County.
James Island is not one jurisdiction. Part of it is the Town of James Island, part is inside the City of Charleston, and some is unincorporated Charleston County. Which one you are in decides who issues a permit when one is needed, and a Charleston mailing address does not tell you which.
We check that before we quote and handle the permit paperwork. If your neighborhood has an HOA or architectural review, get their approval first. They will want to see colors and mounting details, and we supply the drawings and samples. We do not order until approval is in.
Some older James Island streets have no HOA at all, which keeps things simple. Newer neighborhoods often do, so ask before you pick a color.
Raised houses bring one more question: where shutter and screen hardware lands on the framing, and how the installer reaches it. We work that out during the measure, not on install day.
Take the glare, keep the marsh.
Late-afternoon light off the marsh is bright and low. Plantation shutters let you tilt the glare away and still see out, and they suit both a brick ranch and a newer build.
